As you know.... Paulina Weidmann and I wish to initiate a search
for a private residence in the South Beach area and we would both very
much appreciate it if you could assist us with this search..... The
criteria and the specific things that we would prefer to have for such
a residence are as follows:
1. An asking price between $2.0 - $3.0 million.
2. A gross square footage of 3,500 - 5,000 square feet.
3. A well landscaped yard or grounds that provides a significant amount
of privacy with mature trees.
4. A minimum of three bedrooms and three baths.
5. Location on a private or an infrequently travelled street.
6. A minimum of a two car garage connected to the house.
7. A design that affords much natural light to come inside.
8. An open roomy interior design.
9. Sunken rooms.
10. Spanish style or Contemporary style architecture.
11. A home that is not currently occupied so that we may move in within
a shorter period of time than what normally would be required.
Such items as a Swimming Pool are not a part of the criteria
providing that the lot size would permit the installation of one......
An example that we recently located that depicts the characteristics of
what we would be interested in purchasing can be found on the
SusanGaleGroup Web site.... It is listed as "MLS# M1115905"..... As I
live in Connecticut much of the year.... Paulina and I would appreciate
it if you would coordinate and review potential homes directly with her
since we both have the same preferences and tastes..... This way.....
when I do return to South Beach.... the three of us can re visit homes
that Paulina likes....
We are interested in purchasing such a house as soon as
possible..... Financing the purchase will not be necessary....
therefore, we would be able to close on such a purchase within a
relatively short period of time.... We view the purchase as both a
personal seasonal home as well as an investment..... It is entirely
possible for example.... that within the next five years, we may re
locate outside the country for portions of the year and would
therefore, be interested in selling the home that we purchase at that
time.... Thus... it would be important to locate a home that would be
expected to appreciate in value in spite of the current trend in
national home sale values...... Of course, we understand that there is
no way to ensure an appreciated value and are not seeking guarentees in
that regard...Rather, we are just seeking indicators on which one could
assume an appreciated value....
I will be returning to South beach July 1st - 4th....... and we
hope you will have had the opportunity to identify some potential homes
